JOB TITLE: Director of Pre-Construction and Estimating

REPORTS TO:        Vice President, Business Development

Duties and Responsibilities:

  1. In conjunction with the Director of Sales and Marketing, evaluate the constructability and opportunity to provide adequate services for selected sales projects. 
  2. Prepare preconstruction budget and final proposals with schedules, pricing, and all necessary design and contract documents.  Review with the Director of Sales and Marketing and VP of Business Development prior to submittal. 
  3. Coordinate sales and marketing activity with the Director of Sales and Marketing. 
  4. Review all bid instructions, plans, specifications, schedules and contract information provided with the bid documents to insure a complete proposal.  Review same with the estimating team assigned to the project. 
  5. Provide information to substantiate a commitment to proceed or not to proceed with the project. 
  6. Support the development of relationships with key architects, contractors and owners for both domestic and international projects.   
  7. Develop relationships with key subcontractors, material suppliers and other consultants necessary for the preparation of estimates and the success of the sale. 
  8. Coach and mentor training and development of the Estimators and Business Development Coordinator, as well as other support staff that report to the Director of Preconstruction & Estimating. 
  9. Oversee document control and preparation of estimating forms including research and evaluation of applicable software and new technology. 
  10. Coordinate with the engineering design personnel to insure the estimate and proposal addresses the intended scope of work as specified and outlined in the bid instructions. 
  11. Insure the collection of adequate material quotations and review all quotations for accurate application and use in the cost estimate. 
  12. Coordinate with management in regional business office and assembly plants to obtain information relative to the preparation of the estimates, local labor availability and any other important information that is related to the cost of performing the works and the evaluation of the sales opportunity. 
  13. Prepare and supervise value engineering meetings with Benson personnel and with architects, contractors and owners if required. 
  14. Develop and maintain document control standards for pre-construction and estimating functions. 
  15. Provide project management and accounting department with estimates, contract information, and documents necessary to set up the job cost program.  
  16. Organize kick-off meetings to outline the project scope, cost and schedule information with engineering, project management and accounting.  Coordinate with Director of Sales and Marketing.  
  17. Make recommendations for material suppliers or sub-subcontractors that have been selected or reviewed during the bidding stage.  Review the subcontract and/or purchase order agreements if requested by management. 
  18. Coordinate with the regional business office for planned meetings or conference calls during and after the sale. 
  19. Monitor the progress of the projects by communicating with Project Management staff and provide information as necessary to insure maximum profits. 
  20. Assist the Vice President of Business Development in the review of the final subcontract agreement, prior to signing, to insure that the subcontract agreement matches the commitments outlined in our proposal and any subsequent agreements either verbal or in writing. 
  21. Attendance in the office during normal business hours. 

Qualified Candidates Will Possess the Following:

Education:College education and/or related business experience. 

Experience: Estimating, Project Management and Sales experience in the development, sale and construction of major curtainwall projects. 

Computer Skills:Microsoft Office and Excel skills. 

Other Requirements: Management and communication skills with estimating and sales staff. Ability to develop relationships and communicate with Architects, General Contractors and Owners. High mathematical aptitude and communicating / writing skills. Occasional travel for the purpose of preparing or presenting Benson’s proposal. Ability to sit for long periods working over blueprints. Working with a computer for preparation of estimates and proposals. Manual sketching and drawings for preparation of takeoffs.

Office Hours & Travel:

Full Time, Monday-Friday
